What Is Escrow?

Written for Equidwell and last checked in October 2026. We build the calculators on this site. We are not a lender, and this page is not advice for your loan.

Escrow is not interest

The money is collected to pay bills you would owe anyway. It does not reduce the loan balance. A shortage can raise the monthly deposit after the tax or insurance bill comes in higher than expected.

Some loans allow you to pay taxes and insurance yourself. Waiving escrow is a servicer decision and may come with a fee or a pricing change. This site does not model that fee.

How our calculators treat it

The payment calculator asks for annual tax and annual insurance, then divides by 12. Those amounts stay flat until you change them.

A real escrow analysis looks backward and forward at the bills. Treat the monthly tax and insurance lines as your current estimates.

Common questions

Can escrow rise on a fixed-rate loan?

Yes. The rate is fixed. The tax and insurance bills are not.

Is HOA paid through escrow?

Usually you pay the HOA directly. The payment calculator keeps HOA as its own line.
