VA Loan Calculator

This is for eligible service members, veterans, and some surviving spouses. The page can price a funding fee. It cannot tell you that you are eligible.

Written for Equidwell and last checked in October 2026. We build the calculators on this site. We are not a lender, and this page is not advice for your loan.

How this calculator works

  1. The funding-fee rate depends on the down payment, whether the use is first or subsequent, and whether you mark the exemption.
  2. The fee is financed in this model.
  3. The monthly mortgage insurance line stays at zero.
  4. The payment is principal and interest on the base loan plus the financed fee.

The funding fee is not owed by every veteran

VA publishes the funding-fee schedule. Some borrowers, including many with a service-connected disability, do not pay it. Checking the exemption box here sets the fee to zero. It does not prove VA agreed.

A zero-down result is arithmetic. A certificate of eligibility, residual income, and the property still decide the real loan.

Common questions

Do VA loans have monthly PMI?

Not in this model. The cost modeled here is the funding fee, which can be financed, unless the exemption box is checked.

Which funding-fee rates are used?

First use with less than 5% down is 2.15%. Subsequent use at that down payment is 3.30%. At least 5% and under 10% is 1.50%. At least 10% is 1.25%. Confirm the current VA schedule.
